new motherboard and heatsink/fan combo help

Sup guys my motherboard shorted out about a week ago and i have plans to replace it, I just needed to now, exactly how I'm supposed to get the proccesor off the mobo, and then I'm going to get a new heatsink for my processor....can you guys help me please?

What motherboard and cpu do you have? The process is slightly different depending on your system.

well i have a 4400+ AMD and a ABIT AN8 Ultra mobo which they don't make anymore....hmm i wonder why..
