Yes it is compatible, you did your homework alright, but I'd like to add some suggestions:
Go for a dual core processor. Look at the 3800+ x2 I'd look at a brand such as Antec, Enermax, or Seasonic for the power supply. Go for the 7600gt. Better performance/price ratio.

I've never heard of that brand of RAM before...so I can't really comment on it, however, I would get a dual channel kit (2 512MB sticks packaged together).
Much better choice of power supply. The X1600 is a pretty decent mid-range card...I'm not familiar with those games, but I don't they are too graphic intensive, so they should run pretty well. Also, you won't need the additional CPU fan if you get a Retail processor. The stock fan will work fine, and not using it voids your warranty on the CPU. Don't forget the OS either.

Just make sure it's a Retail box, and not an OEM package. Retail box's come with fans, OEM processors don't.

Wow, 700 bucks?
I'm building mine for like $500 bucks and it has a x-1600xt, 3800+, 1 gig of RAM, am2 mobo, 80 gig HDD, and 450 watt PSU. I guess its the HDD then...... |
