Help on a new build

Hello everyone, first time poster, long time reader.

I need to build a gaming pc sometime between now and August, and I was wondering if there will be significant price / technology improvements in August as compared to now... I have the money but I'm a poor college student so I'm trying to save as much as possible.

I have literally spent HOURS looking through newegg and trying to build a decent computer that can handle most games at high settings, and I am just overwhelmed at the different options there are out there. I seem to be getting nowhere and wasting insane amounts of time surfing the web. My budget is around $1200.00 including a 23 inch monitor, and I am leaning more toward AMD from what I have been reading online.

If any of you could give me some advice on when I should build this machine and what parts I should use, I would be forever grateful. I am somewhat of a noob when it comes to building my own computer but hopefully with your help I can add this to my list of accomplishments! Thank you,

Buying from online sellers would be a mistake, custom could be a good thing if you can find a local reputable system builder who can give you a good warranty. I build a lot of customs for people locally and I give them a 3 year warranty. They can come talk to me in person if they have any issues, I am not hiding behind a phone or internet website.
