Access denied to files in folder Im giving permissions on

Windows Server 2008. I need to give a user full rights to a folder on my file server. My user name has Domain Admin rights. I give the user rights and hit apply, and all the files in the folder shoot me an "access denied" error. The user can now get into the folder when they couldn't before but when they try to open any file they get "access denied contact your administrator". I added my domain admin account to the local admin list just to see if that would work but no dice. Any ideas?
